Of course you can! You can contact our Apartment Manager and schedule an appointment to visit the apartment you’ve chosen. You can find our contacts in the Contact section.

If you want to reserve a room, you need to pay the first month’s rent and the security deposit (equivalent to two months' rent).

The security deposit is necessary and it is equivalent to two months’s rent. You will get it back at the end of the contract.

All-in formula includes: electricity, gas and water bills, heating and building maintenance fees, wifi, home insurance and garbage tax.

No, you don’t have to. All of them are under our name, so you don’t have to worry about it.

No, it is not. Our contracts are individual, so that you don’t have to pay for unoccupied rooms, but only for yourse.

Of course it is. As a matter of fact, one of the benefits that Students’ Home offers is the possibility of choosing a person that will be there for you during your stay in our apartments.
You will consider your Apartment Manager as a point of reference, and you’ll be able to keep in touch with him thanks to a group chat in Whatsapp, where you and your roommates can ask him everything about the apartment.

Any of them are carefully selected by us and any of them are University students that are living away from home, just like you.

Check-in

Check-in

You can schedule an appointment with your Apartment Manager at least 7 days before your moving-in. This helps you to choose the day and time you prefer and helps us to get everything ready to hand over your room.

No, you can schedule your check-in from Monday to Friday, from 9:00 am to 17:30 pm, while on Saturday from 9:00 am to 12:30 pm.

You can check-in from 12:00 pm starting from the start date of your contract. You can also reschedule your check-in it if you tell us 24h before.

Yes, you have to pay a welcome income, that must be paid before your move-in.

The contract will be legally registered under your name, and it is important that you will sign it. No one else can sign for you or take the apartment keys for you (not even your parents).

Your access into the apartment is allowed only after your check-in for security reasons.

During your check-in you will fill out, together with us, the “Key receipt form”, a document in which we will write any anomalies we see in the room.
Anomalies will be documented by our operator by imagines/videos during the check-in.

APARTMENT

APARTMENT

We want to make sure that your only concern is enjoying your experience in your new home. That’s the reason why our living areas are fully equipped (glasses, pots and pans, cutlery, plates, cups…) You can also find appliances such as a washing machine, fridge, oven and microwave.

Some appliances such as hair dryers, blenders, fans, irons or similar are not included in the standard equipment, but you can buy them.

Every type of intervention will be managed by us through our designated technicians. However, in case of faults or damage caused by misuse, negligence, the cost of the intervention may be charged to the flatmates or the directly responsible party, if identified.

Yes, it does have an apartment insured that covers damages that may occur to the home and its furniture (ex. atmospheric events, fire, water, theft). You are insured even if you cause damage to other people.

Yes there is, Wi-Fi is included in the rent.

The fastest solution to solve malfunctions or slowdowns of the line is to call the supply company directly and report the problem. The operator's assistance will guide you step by step for an instant resolution of the problem.

You will find all the references and contact in the apartment. If the problem persists, please contact our Apartment Manager.

ROOM

If you choose a PRESTIGE room you will have: you will have:

french room (dimensions: 140x200 cm), wardrobe, desk, comfortable chair,
bookcase, nightstand, mirror, private 40-inch TV.

If you choose a PRESTIGE room SUPERIOR you will have:
Single bed (dimensions: 90x200), wardrobe, desk, chair, bookcase.

In each room, you will also find a mattress, a mattress protector, curtains, clothes hangers, and other furnishing accessories.

All personal belongings, such as pillows and sheets.

No, it is forbidden to hang pictures or drill the walls, so that you will not pay any restoration costs during your check-out.

Yes, you will be required to pay a one-time entry fee, which covers our property management services and administrative procedures. The invoice must be settled before your move-in date.

MAINTENANCE

If you have any apartment issues, please contact us using the Whatsapp group chat.


Write us sending us images/ videos of the problem,
so that our Apartment Manager can immediately take note of it and call our designated technical experts.

CLEANING

CLEANING

Yes, your room will be cleaned just before your arrival by our cleaning company.

The cleaning of the common areas is entirely managed by flatmates, who can take turns among themselves or rely on someone to handle it.

PAYMENTS

PAYMENTS

You can pay your monthly rent via bank transfer, by the 5th of every month. Our bank details are written in the contract.

 

You must pay the rent and additional charges in monthly installments by the 5th of each month.

 

The rent and additional charges must be paid into the bank account specified in the contract.

No, the bank transfer that the tenant—or whoever makes the payment—sends each month is itself proof of payment for the room rental.


If you need documentation for your tax return, you should know that the only document your accountant truly needs is the simple registration receipt of the rental agreement.

 

In the event your accountant requires it, they might ask you directly for the bank transfer records (which you can easily obtain by downloading a bank statement from your account).

No, payments are matched to each flatmates by us as quickly as possible, so there’s no need to send the receipt for every payment. It will only be requested if there are any outstanding balances.

No, but after one year of stay in our apartment you will have to pay an amount of € 200 euros, which corresponds to the assistance of our Apartment Manager.

CHECK-OUT

CHECK-OUT

You can send us the contract termination request anytime, but you have to respect the 6-month notice period. The contract termination request must be sent via registered letter with return receipt or certified mail (PEC).

In this case you should: send us the contract termination request, letting us know when you would like to leave the apartment.


Then, you can start to find a substitute (he must be a student) and, once you findi him, you can give him our references. After a phone or face-to-face interview, we will decide if we want to move forward with the application.

 

If approved, we will proceed with the early termination of your contract, releasing you from any contractual obligations.


Your Apartment Manager will help you too, starting to search for a substitute for you.

It is always necessary to get an appointment with our Apartment Manager for your check-out.
You have to contact us at least 7 days before and you can check-out not later than the date of the end of your contract.


In case it won’t be possible to get an appointment, you can return the keys to our offices.
A member of our team will carry out
the necessary inspections in the apartment.

The room must be entirely emptied before your check-out.


In order to avoid additional costs, please don’t forget to dispose of all waste and remove your personal belongings from the room, kitchen, fridge, bathroom.

You have to contact us in order to get an appointment for your check-out.
It will take place in the apartment with us. There, you will fill the “Return Report”, in which the Apartment Manager will take note of the room’s condition.


Then, you will give to the Apartment Manager all of your keys.

During your check out you have to pay the cleaning expenses and administrative process for contract termination.
